Victor, Idaho is located in the heart of the Teton Valley nestled atop of the Rocky Mountains. It is almost smack dab on the line where Idaho and Wyoming meet. Established in 1889, the city’s motto is, “A Town to Come Home to,” and at less than 1.5 square miles it isn’t too big, but it sure is beautiful. If you are looking for a change in scenery, then a move Victor, Idaho may just be for you.

Here are some reasons to move to Victor, Idaho:

• Tranquility: Moving to Victor, Idaho means leaving the hustle and bustle of the big city behind. Victor, Idaho has a population of just under 1,000 people and the way of life there is one that is much less demanding than that of a big city. Victor, Idaho is a place where people actually know your name and will even wave to you as you pass them by. The kind of tranquility that can be found in Victor, Idaho is not something you can find in even a mid-sixed city anywhere in the United States.
• Beauty: Because of its unique location, Victor, Idaho has some of the most spectacular views that Mother Nature has to offer. The full view of the Teton Valley has been called awe-inspiring and is something that can’t be witnessed anywhere else in the world. Endless walks through the mountain trails and through the forests will leave you with sights that you have never before witnessed and will never witness anyplace else.
• Proximity: Victor, Idaho is located in very close proximity to Wyoming’s Jackson Hole. This hotbed for tourists is filled with an endless array of activities and features which include fishing in the summer and skiing in the winter, just to name a couple. If you like peace and quiet with action right around the corner, Victor, Idaho can deliver all year round.
• Family: The country seems to be moving faster and faster these days. However, in Victor, Idaho they have not forgotten family. In fact, over 200 of the just under 300 homes in Victor, Idaho have families and it is said to be a great place to raise a family as it is a city that still has family values deeply instilled.

Victor, Idaho is not for those who want a fast paced life where there is a major brand name store on every corner. It also isn’t the place for someone who is more concerned with the car they drive and the cell phone they own then they are about anything else.

However, it is for those who wish for the simpler pleasures in life. It is for those who choose nature over steel and concrete buildings. It is definitely for those who really do want to stop and smell the roses. If you are someone who is searching for the peace and quiet that only a small city like Victor, Idaho, can offer, then it may in fact just be for you.

If have be dreaming of buying a home in the mountains, then now is the time. There are a lot of great deals on all kinds of properties, but the key is knowing where to look. The reason that it can be difficult to know where to find deals on mountain real estate is because the best deals are actually kind of surprising. Here is a closer look at how mountain real estate was affected during the prior housing market nightmare and where you can find the best deals on mountain real estate today.

There Are Still Resort Areas That Could Face Bankruptcy

While mountain real estate in general has started to rebound, there are still a lot of to-be resort areas that were being built during the housing boom that are still technically on the market. The problem is that they could soon be in bankruptcy court. Make sure that where you buy mountain real estate, that it is somewhere fairly established, especially if its primarily driven by tourism.

The Most Well Known Resort Towns Still Don’t Have Any Deals

During the housing bust, mountain towns that were already established and world-class resorts didn’t suffer all that much because there was still a steady stream of loyal customers. For example, Vail, CO actually increased in 2008 whereas nearby Avon, CO saw the average home drop more than 35 percent.

Where to Find Deals On Mountain Real Estate

If you want to live near a world-class resort or established mountain town, then the first place to start searching is the surrounding satellite towns. These towns didn’t fare nearly as well and across the board saw a lot of price drops. This is particularly true if you are looking for a mid-ranged home. These are the homes that simply don’t have many prospective buyers right now. The extremely cheap homes and very expensive mansions are still doing fairly well on the market and are definitely not where you will find the best deals.

Regardless of where in the country you, there are two ways to get a great deal on mountain real estate. The first is to find a motivated seller and the second is to simply wait it out and hunt for foreclosures Motivated sellers come in many shapes and forms and definitely offer you the best possible solution. In most cases, they are selling their property to get enough money to keep up with their primary mortgage (as most mountain real estate is the second home or vacation home). The other reason they may be in a hurry to sell is because if they don’t, they will end up in foreclosure Many sellers don’t mind losing big on the home as long as it keeps a foreclosure off of their record.

If you don’t want to deal with sellers directly or don’t really mind the area in which you buy your property, then foreclosure sales are a great deal. In most cases, they are sold for whatever amount is left on the mortgage from the previous owner. If they bought the home in the early 2000′s, they will have already been paying on it for nearly a decade.

There are a lot of great opportunities available as long as you know where to find deals on mountain real estate. Keep mind there are plenty of people with ski jobs looking for seasonal rental properties.

If you were to tell your friends that you were planning to move to Idaho you would undoubtedly raise an eyebrow or two. Tell your friends the reasons you are making the move to Idaho though and you may just persuade one or two of them to come with you.

Idaho is a state that offers much more than potatoes. Idaho is a state littered with small towns. In fact its largest city, which is Boise, has a population of just 200,000, while its second largest city, Nampa has around 64,000. Besides the tranquility that comes with small-town living, a move to Idaho can be a very rewarding one.

While there are a number of reasons to move to Idaho, there are seven reasons that just jump off the page:

1. Crime Rate: Idaho has some of the lowest crime in the west according to the FBI. The serious crime rate in Idaho is 21.3 percent less than the national average.

2. Cost of Living: Idaho’s cost of living is the second lowest of the 11 western states when factoring in things such as housing costs, health care, groceries, and other factors.

3. Housing: Idaho has a diverse and affordable number of dwellings to choose from. In Idaho you can find anything from a cozy cottage all the way up to an elaborate estate. Median home values in Idaho are among the lowest in the nation.

4. Education: Education is a top priority in Idaho with 64 percent of the state’s general fund dedicated to education. For college bound individuals, Idaho boasts a college or university in almost every city that has over 20,000 residents and has several top-rated vocation schools as well. Idaho also ranks third among the 50 states with most adults over age 25 that have graduated from high school.

5. Jobs and Employment: Idaho has a strong economy with manufacturing and agriculture as its top two draws. Also strong in the Idaho jobs market are high-tech, retail, tourism, and health care.

6. Taxes: When comparing the largest city in every state, Idaho is lower in taxes than 30 other states for a family that earns $50,000 per year.

7. The great outdoors: This is perhaps the biggest reason to move to Idaho. Because Idaho is filled with mountains, there are many different activates for the outdoor enthusiast. From hiking, mountain biking, fishing, kayaking, skiing in the winter, and even mountain climbing, if outdoor thrills are your thing, then Idaho is for you.

The reasons to move to the beautiful state of Idaho are truly limitless. While Idaho may not be a flashy name when it comes to the different states it does offer its own flare. It seems Idaho, like many things in this world, is a hidden gem. Idaho offers much of a big city lifestyle but you can still enjoy the laid-back atmosphere of a small-town. Based on the population figures there are not many people that are considering a move to Idaho, but if they knew the facts you better believe they would.
